What is a Property Survey and Why Do You Need One?

A property survey is a detailed assessment of a piece of land’s boundaries, dimensions and, sometimes, features. It provides an accurate depiction of the property’s physical characteristics, such as its size, shape, and may include any existing structures if needed. A property survey often includes setting your property corners and may include a property survey plan (recommended).

Property surveys are crucial for several reasons:

  • Boundary Identification: Property Surveys help establish property boundaries, preventing potential disputes with neighbors over encroachments or land use.
  • Real Estate Transactions: Before purchasing property, a survey ensures that what’s on the ground matches the legal descriptions in documents. Identifying and resolving boundary issues sooner rather than later is best.
  • Construction and Development: A property survey and site plan (sometimes called a “plot plan”) is vital when planning construction or improvements, ensuring that projects comply with zoning and setback regulations.
  • Septic System Design: If you require a septic system design you may want to consider also having your property boundaries surveyed. A property survey is not a Rhode Island Department of Management (DEM) requirement but is something you should consider having done.
  • Property Line Adjustments: If you wish to adjust your property’s boundaries for an Administrative Subdivision in Rhode Island, a survey is essential to assess the changes accurately.

Eric served on the Board of Directors and was past President of the New England Section of the American Congress on Surveying & Mapping (ACSM-NES), which became the Geomatics Society of New England.
